What Happens Before Construction Starts on a New Build

Before any equipment shows up on site or materials are delivered, a significant amount of work happens behind the scenes.
For homeowners, this part of the process is less visible, but it plays a major role in how the rest of the project goes.
A new build doesn’t begin the day construction starts. It begins during planning.

At NWO Construction, the early stages of a project focus on understanding the scope of work and preparing for how it will be executed. Plans are reviewed with construction in mind. Details are clarified. Questions are worked through before they become issues in the field.
Permits are a key part of this phase. Depending on the project, approvals can take time, and the timeline is not always predictable. Getting this in place early helps avoid delays once construction is ready to begin.
There is also coordination that happens between trades before the project starts. Even at this stage, sequencing matters. Thinking through how the project will move from one phase to the next helps prevent gaps and keeps work progressing steadily once it begins.
Material planning is part of this process as well. Certain materials have longer lead times, and availability can affect scheduling. Planning ahead allows those pieces to be accounted for instead of becoming last-minute issues.
From the homeowner’s perspective, this phase often feels quiet. There may not be visible progress on site yet, but the groundwork for the entire project is being set.
When this early work is done carefully, construction tends to move more smoothly. There are fewer surprises, decisions are more straightforward, and the process feels more organized from the start.
If you’re planning a future build and want a clearer picture of what happens before construction begins, we’re always open to talking through it.
